Big month. AdventHealth and Benderson Development pulled the curtain back on Legacy Place — an 80-bed hospital anchoring a 700-acre district at the southern gateway of The Villages. That's the kind of announcement that could change what life here looks like by 2030.
Closer to home, the Tierra Del Sol grill served its last meal, the county quietly finished a major road project down south, and the El Diablo course closed for a full rebuild.
All of this is a useful reminder that life here is bigger than the brochure. That's exactly why I wrote Inside the Bubble: the independent, no-hype guide that covers the bond, the amenity fees, the resale-vs-new-build math, insurance reality, and the operational stuff a sales office will never volunteer. If you're forwarding this to someone seriously weighing the move, send them to the book first.
Here's what's worth knowing this month.

Here's the cleanest visual roundup I've found of what's actually rising in Middleton right now. Publix and Haru Japanese are under construction, Fiesta Grande and more are on the way, the AdventHealth site work, and the newest floor plans.
The Big Story

Legacy Place: an 80-bed hospital anchors a 700-acre district at the southern gateway
AdventHealth, Florida-based Benderson Development, and The Villages announced Legacy Place on May 9. This is planned to be a 700-acre mixed-use development planned along Florida's Turnpike near County Road 470 and Central Parkway. The campus will be anchored by a new 80-bed AdventHealth hospital sitting on 25 acres, alongside retail, dining, and business space.
It's being built in phases. Early components are projected to open in 2027, and construction on the hospital itself is expected to begin in 2027 with an opening targeted for 2030.
If you're looking at a home south of SR-44, that area went from “growing” to “future hospital catchment” in a single announcement.
The Villages has needed more hospital capacity for years, and this is the most concrete answer to that we've seen.
Also Worth Knowing

Tierra Del Sol Bar & Grill closed May 15
The bar and grill next to the AAC-owned Tierra Del Sol Recreation Center served its final meals on May 15. Major Villages restaurant operators reportedly walked the building and passed — the kitchen was too small to work for them. Tierra had been a popular post-round stop for golfers for years. No replacement has been announced yet.
The south end's new spine: CR 470 and McNeill Drive are open
Sumter County finished construction on County Road 470 and McNeill Drive at the southern end of The Villages the week of May 6. Drivers had been routed onto a temporary road for months; now it's a continuous path straight down CR 470 onto McNeill, with cleaner access to Central Parkway. The project added two roundabouts, multi-modal paths for golf carts, bikes, and walkers, and improved access to Public Safety Fire Station 49. It broke ground in September 2023 and, for once, wrapped on schedule.
El Diablo closes for a full rebuild
The El Diablo Executive Golf Course shut down May 12 for a complete renovation — new greens, tees, fairways, drainage, and irrigation, funded by the Amenity Authority Committee. It's part of a broader push to rebuild aging executive courses. Short-term, that's one fewer course in rotation this summer; long-term, the better turf and drainage is exactly what the drought earlier this year proved we need. If you golf here, plan around rotating closures for a while.

Outside Perspectives
The Villages is the only Florida city in Forbes' 25 best places to retire — Yahoo Finance / Moneywise (May 16, 2026). Insurance and hurricane risk knocked the rest of Florida off the list.

Read: prices are softening a little, but sales volume is up (444 in April vs. 408 a year ago), so buyers are still showing up — they just have more room to negotiate. Inventory stays buyer-friendly. As always, click the source links before quoting any of these; they refresh constantly.
