As I mentioned in a recent article (The Wild Wild West) Brownwood Paddock Square might not currently have as many stores and restaurants as the other town squares in The Villages, but it has the potential to far surpass both Spanish Springs and Lake Sumter Landing.
Being the youngest of the three town squares can be viewed as both an advantage and a disadvantage for Brownwood Paddock Square. On one hand, it is far behind the other town squares in terms of development. On the other hand, it has the luxury of learning from and evolving on the examples that Spanish Springs and Lake Sumter Landing have given us.
Recent Additions to Brownwood Paddock Square
In recent months, Brownwood Paddock Square has welcomed a number of new businesses to The Villages community. We have already covered the impressive selection of beer and spirits available at World of Beer, and the great atmosphere at City Fire's 2nd location in The Villages. If quick dining is what you are looking for, you'll be pleased to learn Five Guys Burgers & Fries opened recently. These restaurants have become very popular destinations for Villagers.
In addition to World of Beer, Five Guys and City Fire, Brownwood Paddock Square has also recently welcomed stores like Memories Engraves and Brownwood Jewelers. Raymond James and United Healthcare Services have also opened offices in Brownwood Paddock Square.
Coming Attractions at Brownwood Paddock Square
While Brownwood Paddock Square is off to a fantastic start in offering new and unique experiences to residents of The Villages, the development team at Brownwood has no intentions of slowing down anytime soon. There are already plans in place to open a number of different restaurants, stores, and other businesses in Brownwood Paddock Square.
Restaurants Coming Soon
When it comes to dining in The Villages, Brownwood Paddock Square is on pace to be the absolute leader in unique restaurant options for all budgets. In addition to the great restaurants that are already located there, Villagers looking for great dining will also be able to experience Seviche Spanish Tapas and Riccardi's Italian Table & Wine Bar. Both of these restaurants will provide residents with upscale dining options.
For more casual dining options, wings and ribs lovers will be delighted to hear that Brownwood Paddock Square will also be welcoming Gator's Dockside and Cody's Original Roadhouse locations. This will offer Villagers even more options for great family-friendly restaurant experiences!
For dessert, Villagers will soon be able to stop by Scooples Old Fashioned Ice Cream.
Other Businesses Coming to Brownwood
Villagers who are looking to pamper themselves will soon be drawn to MVP Athletic Club which recently opened and Nails & Beyond. MVP Athletic Club offers the ultimate combination of fitness and health spa amenities, and Nails & Beyond could be the perfect way to cap off a day of spoiling yourself!
Brownwood Paddock Square will also be upgrading its shopping options when it welcomes The Rustic Rose shortly. This store will offer Villagers tons of options for decorating their homes in plenty of different styles.
In addition to all of these businesses that are confirmed to be coming to Brownwood Paddock Square, it is also rumored that TooJay’s Original Gourmet Deli might be considering a Brownwood location.

Does anyone not want an Indoor Mall, which anywhere in the Villages area would be welcome, but more so in the Brownwood area? What about Macy’s or Dillard’s? It’s beyond my understanding why an indoor mall hasn’t been built way before this.

My wife and I have been to The Villages a few times over the last few years and will be moving there in the Fall. Since Paddock Square can be a “game changer,” adding mostly non-chain restaurants, well run, great food, will be a big draw. There are too many restaurants with only average food in The Villages. Mostly this is an opportunity to “break the mold.”

With all the grandchildren visiting we need a “Red Robin” (Yummmmm) Both kids & adults can enjoy a meal here. And how about 1 indoor pool for when our weather prohibits outdoor swimming. I would gladly pay extra for indoor swimming like we had @ the old “Wellness Center”. Many with arthritis cannot swim outside when the weather is cooler.

I was in Bealls the other day and a woman asked if I knew where the nearest Home Goods store was. I told her Winter Garden and explained how we keep asking for one here. Would love to see that happen and would also like a Trader Joe’s and another Department Store. We also need an ACE Hardware, Lowes or Home Depot along 466A. There is nothing near by if you need hardware. We heard awhile ago there was the possibility of a Mall coming. What happened with that???

The need for a coffee shop, Panera/Dunkin Donuts is really obvious. There is no traffic in the morning. No folks to use the stores already open. Need a spot quickly.

The Villages only builds the storefronts.If you want Traders Joe’s or any other company to come to The Villages, get on the phone and call their corporate office. Many people have done this and the corporate office will say they have NO INTEREST in coming to the Villages.
Rent is too high is usually their concern. Call some businesses and report on here what they tell you. It doesn’t matter if everyone wants a McDonalds. If McDonalds corporate office isn’t interested…..they are not coming.

How about a Hobby Lobby, McCalister’s Deli, JC Penney’s, Old Navy, Catherine’s, Lane Bryant, Taverna Red Restaurant, Costco, BJ’s Wholesale club, Bowling Alley, Trader Joes or Whole Foods, Archiver’s, Eat N’ Park Restaurant, Shoney’s, a plain restaurant that serves plain meat & potatoes & veggies with homemade baked goods.
There’s enough ideas for you.

I agree that a Home Goods and/or Costco, B.J.’s store is sorely needed here in TV. We really need more choices. It’s good for business an for the consumers. I also agree with a Trader Joe’s. Since this is a country western themed location, seems Trader Joe’s would fit right in. Or how about a unique, old fashioned country store? I would also like to see a non-denominational church on the square one like they have in Spanish Springs only design this church to look like it belonged in the country. Maybe something with a white steeple and wooden pews. A place for reflection and perhaps to bring more special shows to the villagers. A gathering place.
Do we really need another chain like Cody’s or Toojay’s? They are not that far away in Sumter Landing. How about something different? World of Beer was a nice choice. How about a Chipotle, or Outback? Something the other squares don’t offer. And the lack of sporting goods stores here in TV really surprises me. With all the athletic choices it has to offer, there are not too many choices to buy sporting equipment. No Dick’s or Gander Mountain, or Sports Authority, etc. Plus another gas station is sorely needed. I live not too far from Brownwood and almost ran out of gas trying to find a station. I notice that most people want more FOOD. This is what is wrong with society. Always thinking about food. Diabetes is at it’s highest level ever. People are dying from eating way more than they should. Asking for a Burger King or McDonald’s is like asking for a heart attack.And asking for anything on this site is really dumb. Do you think this site has any pull as to what merchants choose to come to the Villages ? Wake up.

Please, please, please a Homegoods store and a Maggiano’s Italian Restaurant! Plus, we could use a nice Chicago-style Pizza Restaurant like Uno’s or Gino’s East too! A Costco would be super! Maybe a Cheesecake Factory restaurant or a nice Greek Restaurant like Basil’s for more variety, and how about a martini bar…we have lots of beer and lots of wine, now let’s get serious! 🙂

I would love to see a BJ’s Brewhouse. Yes please!!! They have a much more expanded menu than any place currently in Brownwood, and I’ve yet to be disappointed in the food or the service at BJ’s. We also desperately need a coffee shop- preferably Starbucks or Caribou Coffee, but Panera would be a welcome addition too… Costco and Dick’s or Sports Authority would be nice!

We would love an Aldi’s south of 466A or on 466A. Great prices. We used BJ’s up North as well as Aldi’s. Don’t like Sams at all. They do not accept Manufacturer coupons. Why??? Trader Joe’s would be great. We had one on Cape Cod and loved it.

I am with Marita – it would be so wonderful to have a Trader Joe’s in or near The Villages. A location nearby Brownwood (like Sweet Bay is nearby Lake Sumter Landing) would be such a HUGE addition to The Villages. So many of us moved from other parts of the county where we had TJ’s we are in withdrawal. I have been asking The Villages commercial folks to actively engage TJ’s for over 8 years now, but to no avail. Last I heard The Villages refused to contact TJ’s and TJ’s would only engage if The Villages contacted them – a silly standoff at the expense of all of us who would LOVE a low-cost organic/natural specialty store with fabulous wines at great prices – sort of like an affordable Fresh Market with a huge, reasonably priced, wine and beer selection. Does anyone have an update on any progress of TV working with TJ’s? Last I heard TJ’s had committed to 7 locations in FL, including: Gainesville, Tampa, Sarasota, Tallahassee, Boca Raton, Miami, and Naples. They have nothing in central FL or northern Atlantic coast. I think there is still a strong argument to be made that with TV nearing 100,000 people a relatively high level of disposable income, located right off I-75 (the supply trucks come from the Atlanta TJ’s warehouse and they have to drive right past us to supply Tampa, Sarasota, and Naples) and with many people who moved here loving TJ’s, if someone in power would just make the argument in a persuasive way with TJs.

Also, would love to see a dog park south of 466A…the others are much too far from anyone south of 466A, and impractical to go to. Hopefully this dog park will be as big as Mulberry, which is nice, but be accessible by both golf cart and car. Mulberry is not accessible by car, with no real path to get there from the pool parking.

It would be nice to have a place to get a really GOOD burger. Had a burger at Gators and World of Beers during a recent visit. Both “burgers” were obviously frozen patties. Yuck.

Some of us “old timers” have often commented on the lack of a German restaurant…we seem to have everything else covered, but many of us drive all the way to Sanford to The Willow Tree (which not only has great German food but also an oompah band and entertainment). And by the way, we agree with the comment about the gas station on 466a….always huge difference between the price of gas on 466 and 466a. This station needs some competition.
